In a Spanish housing cooperativa, buyers collectively commission their own villas. There is no developer in between — and therefore no developer's commercial margin. You pay the actual cost of land, construction and management. It is a non-profit structure, regulated under Spanish law, in which the future owners are the ones promoting the project.

Where the saving comes from

You are not buying from a developer who needs to earn a profit. You acquire your share of the cooperativa at the actual cost of land, licence, construction and management — nothing more. Compared with an equivalent new-build bought at market price, that points to an estimated saving of around 20 %. It is an indicative figure, not a promise: the actual saving depends on each project, its location and how costs develop.

On a 500 K€ villa, that can mean tens of thousands of euros — kept, or invested in the home itself: kitchen, materials, smart-home, finishes.

Taxes, without special treatment

The award of the home is subject to Spain's reduced 10 % VAT, like any new build. Members of a cooperativa pay the same rate as any other buyer of a new home; there is no special VAT relief. What changes is the basis: the tax is calculated on the cost price rather than on a marked-up market price, so the absolute amount is lower as well.

What protects the money you pay in

Every payment is secured by a bank guarantee under the Spanish Building Act (Ley 38/1999, modified by Ley 20/2015) and held in a notarial account. If the project does not proceed, the funds are returned. In our current project the structure is overseen by Tau Gestión Cooperativas, founded in 1985, with four decades of experience managing housing cooperativas.

Buyers who live abroad

Non-resident buyers from the EU and beyond can join a cooperativa. A multilingual lawyer and notary accompany the process, and leading Spanish banks, along with lenders accustomed to international buyers, offer mortgages of up to 70 % of value.

What llave en mano includes

A complete, ready-to-live home: finished kitchen with appliances, finished bathrooms, climate control, private pool, terraces, garden and garage as per plan. Before construction begins, finishes and materials can be configured at cost — which is where the model differs most clearly from buying a finished product.
